Our Client: 

NSW Ports is a privately-owned consortium of leading institutional investors managing the ports of Port Botany and Port Kembla, as well as the Cooks River Intermodal Terminal and the Enfield Intermodal Logistics Centre. The port assets are NSW's key import and export gateways, collectively contributing around $4.4 billion per year to the NSW economy and supporting over 30,000 jobs. 

The Role: 

The Senior Property Manager reports to the Head of Property and is accountable for the effective implementation of NSW Ports' property management strategy. The Senior Property Manager will ensure appropriate property return over the course of the property/tenant life cycle by optimising site utilisation, implementing rent reviews, and managing outgoings and expenses. The Senior Property Manager will also manage risk through the review, negotiation and documentation of all lease terms, ensuring lease compliance by port tenants and the integrity of the property management database. 

Specific responsibilities include: 

Strategic Property Planning 

  • Assist the Head of Strategy in the development and implementation of the property management plan, department business plan and risk management plans. 
    Participate in the preparation of and provide advice for all property portfolio strategies and plans including strategic land use planning, lease performance metrics and site utilization to facilitate trade growth, drive performance outcomes, maximise investment returns and enhance site utilization.
Tenant and Lease Management 

  • Procure appropriate tenants, review tenancy applications and negotiate lease terms and conditions in line with best commercial practices - this also includes the management of expressions of interest and tenders for new tenants. Also manage the process for the execution of leases, licences and associated contracts including the registration of leases with the LPI.
  • Manage tenant accounts including rent reviews, insurance, guarantees and securities in a timely manner so as to achieve optimal outcomes in terms of revenue, tenant viability and relationships. This also includes managing stakeholder and tenant engagement to ensure the early detection and resolution of issues. 
  • Conduct regular site inspections to review and manage lease compliance and ensure tenants comply with all requirements under the terms of their agreements. Liaise with NSW Ports Asset Managers in relation to any facilities management issues. 
  • Assist in the preparation of budgets, stakeholder reporting, reviews and compliance. 
Your Profile, Skills and Experience: 

  • 10+ years' experience in commercial/industrial real estate management with extensive experience in the delivery of a strategic property management plans.
  • Appropriate tertiary qualifications in a relevant discipline. 
  • Strong financial and commercial acumen with experience in the development and implementation of property investment strategies and property portfolio optimisation. 
  • Highly developed interpersonal, negotiation and oral/written communication skills, with a strong ability to negotiate and influence outcomes and build effective relationships with colleagues and stakeholders.
