Our client is an established Block Management Company based in Melbourn. You will be an active and member of the property management team.
You will work in partnership with our client's property inspector to ensure that our properties are the most desirable properties to live at in
Cambridge, so that property and rental values increase. The role has two main elements: performing communication
with their clients by resolving day to day queries and sending correspondence and reactive maintenance management.

Who we are looking for:

Our Client is looking for a dedicated person, who can combine charm, with dedication to getting things done quickly.

1. Customer service; good level of written and spoken English. The are service orientated
and need someone who can converse with our residents with a friendly word,
intelligence, and empathy. You also need to be tactful and helpful, even on a difficult day. As
someone who is the face of the business, we would want you to greet people by name, and care. They
are the John Lewis of property management. Their challenge is to earn our customers’ trust
and confidence. They achieve this by doing things quickly, by ensuring that our contractors and
service providers arrive on time and complete works to a high standard, and to budget.
2. Practical; Caring.They are looking for someone who is practical. Perhaps you have
managed your own property renovations. Whilst they have a team of wonderful contractors
and service providers, sometimes the only way to get something done is to pop out and tidy
up a bin store, because no one else is available. Would you be able to understand and to be
able to diagnose basic building problems ie do you know how condensation is formed? Are
you interested in the property market and prices? Have you had experience of what it feels
like if a washing machine overflows?
3. A ‘can-do’ approach – You will possess business maturity combined with a can-do approach.
While there are defined processes to follow, sometimes the best rule is to apply common
sense and exercise judgement. Sometimes it is best to get something done, even if it is not a
perfect solution.
4. Are You a Spend Thrift? Property management is often about squeezing every penny from a
pound of spend. Can you negotiate prices to a level that our clients can accept, but still leave
room for the contractor to make a fair living. It is a difficult balance – and one that we will help
you develop, but if you like ensuring that you get the best value for your own expenditure.

Experience Required
The successful candidate will present with the following:

 A good standard of education is essential.
 A property qualification (eg. IRPM Part 1) would be desirable but is not essential.
 Lettings qualifications ARLA would also be of interest to us.
 3 years+ relevant experience. While a background in estate/property management is
desirable, your experience could be in another field.
 Customer relationship management: Previous ‘frontline’ contact with customers is essential.
 Systems: Prior experience with software systems such as database management and
ordering/invoicing is essential.
 Contractor management: Prior experience with managing contractors is highly desirable.

 Excellent time management, prioritisation and project management skills.
 Excellent communication skills: good letter writing, telephone manner and ability to brief third
parties when required (eg. contractors)
 Excellent people skills: an ability to empathise and resolve issues effectively.
 Excellent computer skills: proficient in all Microsoft programmes and competent in mail
 Good commercial skills: demonstrate commercial nous and a ‘value for money’ approach.
 Accountable: take personal responsibility for seeing things through to successful resolution.
 Thorough: attention to detail, the ability to think things through – not just follow a checklist.
 Commitment: take pride in your work and care about your/the team’s performance.
 Mature: common-sense approach. Remain calm & measured while juggling multiple projects.
 Positive: an optimistic, can-do attitude that improves team morale.
