To manage and motivate site-based Sales Advisors across a range of developments to achieve all targets and objectives within specified timescales and budgets. Reporting to the Head of Sales, you will be responsible for the day to day management of the sales programme from pre-sale to reservations, exchange and completion.
  • Support the Head of Sales and Market Research Analyst in the appraisal of new schemes and other opportunities
  • Responsible for all site set ups and to ensure full legal pre-development set up is complete
  • Provide input and liaise with the Head of Sales in respect of development marketing
  • Propose sales strategies to the Head of Sales for developments/plots
  • To be aware of competitor’s sites, product and promotions ensuring that accurate information is reported at marketing meetings.
  • Ensure all sales activity is delivered in line with regulatory criteria to audit standard.
  • Ensure your development has an excellent presentation of the sales suite, show homes, all marketing collateral and any development related signage including on and off-site.
  • Attend launches and promotional events
  • Agree budgets for each show home with the Head of Sales,
  • Responsible for day to day management of the sales programme, including onsite sales staff, from pre-sale to reservation, exchange and completion.
  • To ensure that each of your developments meet the company’s targets (monthly, quarterly, half year and yearly)
  • Ensure Sales Advisors make effective use and daily updates to the in-house CRM system
  • Identify new sales releases/review pricing strategy
  • Ensure each site has an effective estate agency network agreed with the Head of Sales.
  • Manage and control any Assisted Move third party relationship.
  • Control of sales invoices and purchase orders
  • Ensure Sales Advisors hold weekly Construction/Sales meetings with the Delivery Team and Site Managers
  • Carryout quality check controls for plot sale reservations taken
  • Attend weekly Sales and Build meetings and assist in closing down issues and providing support as required.
  • Audit checks for plot handovers and regularly inspect build complete properties
  • Undertake regular site visits
  • Conduct 1:1 appointments with reporting staff on a minimum monthly basis.
  • Assist in recruitment of Sales Advisors and ensure new starters are inducted
  • Check Sales Advisor commission and expenses claims
  • Ensure each development is fully staffed to the required level at all times, managing holiday and sickness cover.
You will have New Home Sales management experience. Flexibility with hours and mobility, particularly with regard to weekends is a requirement for the role, as well as a valid full driving licence and own car. A valid CSCS card is required
