Our client is in search of a full-time Operations Manager to coordinate the pre-construction and entitlement of multi-million dollar homes for private clients and our own portfolio.  Under the supervision of company management, this candidate will be responsible for coordinating projects from the initial architectural phase through design selections, budgeting, permitting and into construction. This role will include leadership and oversight of the on-site project managers to ensure projects stay on time, on budget and maintain high construction quality standards. The candidate must be an excellent communicator and have the ability to develop and maintain excellent relationships with trade partners, suppliers, team members and clients. This individual must have well-honed construction knowledge, be highly dependable, organized, an effective communicator, possess a positive and uplifting “can do” attitude and a keen eye for quality work. Job Specific Responsibilities:
  • Involvement in the architectural design process.
  • Establish workflow priorities for design and construction teams.
  • Development and execution of pre-construction and entitlement plan.
  • Develop preliminary and final budgets.
  • Coordinate purchase orders for necessary job-related supplies and materials in a timely manner.
  • Maintain knowledge of latest trends and best practices in the construction industry related to trade practices, procedures, quality control, safety and applicable building codes and ordinances.
  • Read and interpret plans and engineering documents as the relate to the project.
  • Oversee design team to ensure adherence to selection and specification schedule.
  • Develop and refine project specifications as selections are completed by design team.
  • Maintain most current project plans and specs in company project management software.
  • Organize pre-construction meetings with client, design team and project manager prior to commencement of construction of each project.
  • Organize and attend periodic walk throughs with client, project manager and necessary trades at specific project milestones.
  • Review, code, and approve invoices weekly for payment to trades and suppliers while keeping track of any variances.
  • Coordinate Change Orders or Change of Scope pricing and implementation with on-site project manager.
  • Monitor ongoing job costs as they relate to the established budgets.
  • Periodically check in at each job site for schedule adherence, construction quality and cleanliness.
  • Motivate subordinates, trade contractors, and others to top performance.
Candidate Requirements:
  • Bachelor’s degree from an accredited university or community college.
  • Concentration in construction sciences preferred but not required
  • Minimum of 7 years job-related experience. Custom home experience preferred but not required.
  • Proficient in project budgeting and scheduling.
  • Proficient in Microsoft Office applications, particularly Word and Excel.
  • Ability to interact professionally and comfortably with a variety of personalities and communication styles and build and maintain excellent interpersonal relationships.
  • Strong analytical skills with the ability to carefully reason through complex issues.
  • Time management skills.
  • Experience with BuilderTrend a plus.
