  • Onboarding new assets

RealREPP, a commercial real estate recruiting firm, is partnering with a quickly growing, vertically integrated real estate investment firm in Seattle in hiring for an Asset Manager.
 
This opportunity is with a stable, yet growing commercial national owner/operator. This is a brand new role, due to an aggressive acquisition pipeline. This is a highly visible position and will focus on assets in the value-add phase of their lifecycle. This may include; onboarding new assets, identifying capital project opportunities/tenant improvement opportunities, brainstorming to increase occupancy rates within the existing portfolio, and other intriguing challenges.

RESPONSIBILITIES:
 
Strategy:
  • Identify short and long term value creation opportunities and execution plans
  • Identify what “winning looks like” for each asset, and measures for success
  • Develop and implement business plans for assets under your responsibility including, but not limited to; operating budgets, leasing strategy, capital expenditures, and hold/sell analysis
  • Work closely with company leadership, finance, property management, debt, and acquisitions teams to ensure assets' long-term success
  • Present property updates to internal stakeholders and investors
  • Always iterate for efficiency gains in the operating platform
Management:
  • Coordinate with property management to ensure best-in-class operations
  • Review asset-level monthly financial reports
  • Transition newly acquired assets onto our asset and property management platforms
  • Coordinate with legal on relevant issues
  • Produce asset valuations, cash-flow projections, and other strategic analyses
Leasing:
  • Manage leasing broker relationships
  • Negotiate LOIs, leases and renewals with new and existing tenants. Lead negotiations until the leases are signed, utilizing legal when necessary
  • Work with contractors to scope, quote, and manage any outstanding landlord work associated with leasing
  • Become a market expert in portfolio communities
  • Represent Company when working with local municipalities and organizations
REQUIRED QUALIFICATIONS: 
  • 3-5 years of experience in commercial real estate asset management
  • Experience with the construction project management
  • Highly skilled at managing third-party relationships: brokers, tenants, vendors, contractors, consultants, etc.
  • Deep knowledge and proficiency with Capital Expenditures
  • Understanding of leasing and LOI’s
  • Proficiency in both parceling and dispositions
  • High integrity and ethical standards
  • A “roll up your sleeves” attitude
  • Excellent written and verbal interpersonal skills
  • Ability to multi-task, prioritize, and work independently
  • Strong Excel skills and familiarity with Google productivity tools
  • Excellent analytical skills and a strong sense of urgency
  • Strong problem-solving skills, particularly in the face of ambiguity
PREFERRED QUALIFICATIONS:
  • Bachelor’s degree
