RealREPP, a full service commercial real estate recruiting firm is currently teaming with a growing and stable commercial real estate owner in Orange County to assist them in hiring for a Property Accountant. This Property Accountant will perform general accounting duties that require strong attention to detail and organizational skills. They will support the field Property Managers from an accounting perspective on a portfolio of office and industrial assets.

The Property Accountant will be responsible for the following:
    • Convert Fair Value GAAP books prepared by another property accountant to IFRS/historical cost basis books.
    • Maintain detailed schedules for straight-line rent and depreciation for a large office and retail project in the Company’s portfolio.
    • Prepare quarterly reporting (including lead schedules, accruals and variances) schedules for one of the Company’s joint venture partners.
    • Assist in semi-annual reforecast (budgeting) process.  
    • Assist with preparation of schedules and support for annual audit.
    • Direct point of contact for Accounting Manager of Property and Fund Accounting group related to the IFRS books of the project.   
    • Responsible for day to day accounting of office and industrial buildings.
    • Direct point of contact and daily communication with Property Management team in the regional offices.
    • Process quarterly reporting, including lead schedules, accruals and variances.
    • Prepare joint venture monthly reporting requirements.
    • Assist in quarterly reforecast process. 
    • Assist with preparation and review of annual CAM reconciliations.
    • Assist with preparation of schedules and support for annual audit.
    • Responsible for tenant ledgers.
    • Review bank reconciliations.
    • Process accounts payable.
  • Travel to properties for visits: 4 times/annual for local properties- 2 times/annual for out of state properties.
  

    • Bachelors Degree in Accounting required.
    • Experience in historical cost basis real estate accounting for required.  Experience in IFRS accounting preferred.
    • Property accounting experience.
    • CPA preferred.
    • Knowledge of MS Office Suite, including Word, Excel, and Outlook
    • Excellent organizational, interpersonal and communication (written and verbal) skills required.
    • Must be highly focused on details.
    • Must be able to consistently achieve high work standards; attention to detail, accuracy and timeliness.
    • Must adapt to change and be flexible.
    • Must be highly customer oriented and responsive with a great need for closure.
    • Demonstrated initiative – ability to think and work independently as well as work in teams.
    • Ability to work well under pressure and balance multiple priorities and assignments to meet deadlines.
  • Must be comfortable working in a fast paced environment where continuous improvement is expected.
