This role will involve the day-to-day project management of functional activates of residential land servicing.

Reporting to the VP, Development, this role will involve the day-to-day project management of functional activates of residential land servicing.  The successful candidate will provide technical expertise to resolve issues as they arise.

What you will be doing:
  • Provide expertise and input to technical consultants during land acquisition and planning approval stages.
  • Support overall project management of each land project to;
    • o establish land development project milestones and governance stage gates and;
    • o develop and maintain appropriate Project Scopes, Schedules and Budgets for each project.
  • Provide oversight and accountability managing internal teams and third-party consultant team and leading municipal engagement and negotiations to:
    • o make technical submissions and direct clearance of conditions to achieve timely approvals (internal and external works) including as required:
      • Draft Plans of Subdivision or Condominium
      • Subdivision and/or Site Plan Agreements
      • Registered Plans of Subdivision or Condominium
      • Approved for Construction Drawings
      • Pre-servicing agreements and Model Home agreements to position projects for servicing in accordance with approved scheduling
  • o manage tendering and contract award processes to initiate site servicing of lands held for development
  • Active daily management of all land services activities, visit sites with earthwork, water, wastewater and stormwater servicing, road construction and shallow servicing to view quality of work and manage issues including:
    • o Day to day oversight of Consultants, Contractors and Trades
    • o Engagement with all external and internal stakeholders throughout the project timeline
    • o Proactively monitoring projects and ensure risks are escalated and resolved with project sponsors.
    • o Attending key stakeholder meetings
  • Manage the acceptance and assumption process of the project with the municipality to:
    • o ensure Municipal and Parkbridge standards for development of infrastructure and surface works (e.g. lot grading, curbs, sidewalks, by-law signage) are met and;
    • o facilitate relevant release of securities in a timely manner.
  • Monitor expenditures, progress payments and prepare cash deployment schedules
  • Provide regular project status updates
  • Have primary responsibility for H&S coordination within the Land Development Department
  • Maintain oversight of development lands prior to commencement of site servicing and lot completion;
  • Promote strong collaborative professional working relationships with all internal and external stakeholders, functional teams, trades and consultants to cultivate a superior brand for Parkbridge communities.
  • Lead, manage and be accountable for your team; this includes ongoing coaching, mentoring, and development of staff  
  • Provide ongoing training on company procedures, customer service principles, software best practices and productivity standards
What you bring to the table:
  • 8+ years within civil consultancy and/or equivalent land development sectors
  • Low-rise greenfield residential land development sectors required
  • CET (civil), PMP and/or P. Eng. (civil) designation preferred
  • Ontario industry experience essential
  • Interprovincial experience beneficial
  • Strong interpersonal, communication, motivational, organizational and project planning skills with proven track record working in a highly collaborative team environment;
  • Strong working knowledge of project management techniques, tools and methodologies associated with residential land development;
  • Demonstrated ability to work effectively with technical, business and project management team to proactively manage project issues/risk logs, status reports and other reporting tools;
  • Demonstrated skill using Microsoft Project and Microsoft Office Suite of Products (Outlook, Word, Excel, OneNote, PowerPoint
